Common Causes The local problem we see most ### Dripping ledges and stale air in 30-year-old condos Water drips from the outdoor ledge onto the balcony below, or the bedroom unit smells stale however often the filter is rinsed. **Why it happens here:** The earliest condos here date from 1993 and 1994, and many units run long hours in sealed high-rise rooms. Slime blocks the drain pan, and strata by-laws treat ledge runoff as a nuisance. **How we fix it:** An aircon chemical wash with a catchment bag clears the coil, blower and drain line without water leaving your unit. ### Blowing Warm Air Usually a choked coil, low gas from a leak, or a failed capacitor. We test pressure and amp draw so you only pay for the real fix. Why your aircon is not cold → [/guide/why-is-my-aircon-not-cold/ →](/guide/why-is-my-aircon-not-cold/) ### Water Leaking Inside Slimy "aircon jelly" blocks the drain pan and pipe until water runs down your wall. A flush or chemical wash clears it. Fix a leaking aircon → [/guide/aircon-leaking-water-inside/ →](/guide/aircon-leaking-water-inside/) ### Musty or Mouldy Smell Mould grows on the damp coil and blower wheel. Air freshener hides it. A chemical wash removes it. Building access is. Most condos and serviced residences need contractors registered with the **management office** a day ahead, with names, IC numbers and the vehicle plate. When you book, send us your condo name, block and unit number on WhatsApp. We'll register with management, book the service lift if your building requires it, and arrive in the time window you've been given. Parking near **Publika** and **Solaris Mont Kiara** fills up at lunchtime, so we often schedule those jobs for the morning. Our 24-hour response guarantee applies, and we run 24/7, which helps when a unit fails late at night in the middle of a hot spell. ### Landmarks and routes we use - Publika Shopping Gallery - Sunway 163 Mall - Garden International School - Mont'Kiara International School Reached from our KL base via Jalan Duta, the Sprint Highway and DUKE. ![Outdoor aircon units on condo ledges and terrace house walls](/images/content/outdoor-aircon-units-mounted-on-malaysian-condo-le.webp) ## High-Rise Aircon Work Done Properly Condo aircon work has its own rules, and we follow them. - **Catchment bags on every wash.** Many buildings here fine residents if dirty water drips from the ledge. We fit a water catchment wash bag under the indoor unit and keep runoff away from the outdoor ledge. - **Ledge access.** Outdoor units sit on narrow aircon ledges. We check the bracket and mounting during the service and tell you if anything looks loose or rusted. - **Move-in and move-out servicing.** Landlords and tenants in **Sri Hartamas** and Desa Sri Hartamas book a full chemical wash [/aircon-chemical-wash/ →](/aircon-chemical-wash/) between tenancies, so the next occupant starts with clean coils and no musty smell. - **Serviced residences.** Units run long hours. A chemical wash from RM160 per split unit clears the mould and slime that build up fastest in these spaces. All of this sits under **DBKL** rules, plus your own building's house rules. We'll work within both. The oldest blocks here were finished in 1993 and 1994, so some original units are now past 25 years old and worth a proper check before another wash. Yes. Send us your condo name, block and unit number. We register our technicians and vehicle with the JMB or management office and book the service lift if your by-laws require it. Why does water drip from my ledge after the aircon runs? Usually a slime-blocked drain pan or line. In a high-rise that runoff lands on the balcony below and can break building by-laws, so we fit a catchment bag and flush the drain during a chemical wash. How much is a chemical wash for a condo split unit? RM160 for a 1.0 to 1.5 HP split, RM210 for 2.0 HP and RM280 for 2.5 to 3.0 HP. Ceiling cassettes run RM270 to RM650 by HP. Can I book in English over WhatsApp? Yes. Most bookings from Sri Hartamas and Mont Kiara come in on WhatsApp in English. Send photos of the unit and its rating plate and we will confirm the price first. Do you service units between tenancies? Yes. Landlords and agents in Desa Sri Hartamas and Dutamas book a wash for every unit before the next tenant arrives, and we can coordinate access with the agent. Can you service units in serviced residences? Yes. Long daily run hours mean these units collect mould fast, so a chemical wash usually makes more sense than a basic service. Our 30-day workmanship warranty covers it. Our condo was built in the 1990s. Are the original units worth fixing? Mont Kiara's first condos were completed in 1993 and 1994, so some original units are past 25 years old. We check the compressor and gas pressure and compare a repair quote with a replacement. ### Still have a question?
