We expanded from the Klang Valley to Johor Bahru and Skudai to meet growing demand, and brought the same price list, the same 30-day warranty and the same 24-hour response guarantee with us. Coastal humidity speeds up mould on aircon coils here, so chemical washes are our most common booking. Most requested here: Aircon Chemical Wash [/aircon-chemical-wash/ →](/aircon-chemical-wash/) . The local problem we see most ### Slimy drain pans in humid southern homes Water drips from the indoor unit and the room smells damp, even though the aircon was serviced a few months ago. **Why it happens here:** JB gets around 2,350 mm of rain a year, wettest in April, November and December, so coils stay damp and slime builds up in the drain pan faster than most owners expect. **How we fix it:** An aircon chemical wash clears the coil, blower and drain line, and booking one before the wetter months keeps the drips away. ### Blowing Warm Air Usually a choked coil, low gas from a leak, or a failed capacitor. We test pressure and amp draw so you only pay for the real fix. Why your aircon is not cold → [/guide/why-is-my-aircon-not-cold/ →](/guide/why-is-my-aircon-not-cold/) ### Water Leaking Inside Slimy "aircon jelly" blocks the drain pan and pipe until water runs down your wall. A flush or chemical wash clears it. Fix a leaking aircon → [/guide/aircon-leaking-water-inside/ →](/guide/aircon-leaking-water-inside/) ### Musty or Mouldy Smell Mould grows on the damp coil and blower wheel. Air freshener hides it. A chemical wash removes it. Why your aircon smells → [/guide/why-does-my-aircon-smell-bad/ →](/guide/why-does-my-aircon-smell-bad/) ### High Electricity Bill A dirty unit runs longer to reach the set temperature, and your TNB bill shows it. The team arrived, checked gas pressure, cleaned the indoor unit, and explained what they were doing without talking down. Not the cheapest, but the work felt proper." WhatsApp us at 012-682 7539 or call the hotline with your unit type, HP and area. We confirm the price, schedule the visit and guarantee a response within 24 hours. We cover **JB City Centre**, **Danga Bay** and **Skudai**, including the housing around the **UTM** area. Jobs in Skudai are planned around the Skudai Highway traffic, and condo jobs near Danga Bay follow the usual management registration process. ### Landmarks and routes we use - JB Sentral - Johor Bahru City Square - Danga Bay - Universiti Teknologi Malaysia Jobs are routed via the Skudai Highway, the Tebrau Highway and the Eastern Dispersal Link. ![Outdoor aircon units on condo ledges and terrace house walls](/images/content/outdoor-aircon-units-mounted-on-malaysian-condo-le.webp) ## Humidity, Mould and Rental Housing Two things shape most of our JB work. - **Coastal humidity.** Moist air near the Straits means coils stay damp longer, which feeds mould and slime in the drain pan. Chemical washes [/aircon-chemical-wash/ →](/aircon-chemical-wash/) (from RM160 per split unit) are the fix, and many JB homes need them more often than inland units. - **Rental and student housing in Skudai.** Landlords book several units together for the multi-unit discount, often between semesters or tenancies. The same Klang Valley price list and warranties apply in JB, so you know exactly what you'll pay. April, November and December are the wettest months here, so we suggest booking washes just before them. Yes. We expanded from the Klang Valley to JB and Skudai, bringing the same price list, warranty and 24-hour response guarantee. Are prices in JB the same as in KL? Yes. RM120 per wall unit for a normal service, from RM160 for a chemical wash and RM80 to RM200 repair labour plus parts. When is the best time to book a chemical wash here? Before the wet months. JB's wettest months are April, November and December, when coils stay damp longest and mould grows fastest. A wash beforehand keeps drain pans clear. Do you service student rentals near UTM in Skudai? Yes. Landlords around the UTM campus (postcode 81300) often book every unit together between semesters, with the multi-unit discount applied.
