Bungalows and terraces in Bukit Bandaraya and Bangsar Baru often run ageing units, while the shophouses around Telawi are full of cafés, clinics and salons with ceiling cassettes that work hard all day. We service homes during the day and book commercial jobs after closing, so trading is not disrupted. Most requested here: Aircon Chemical Wash [/aircon-chemical-wash/ →](/aircon-chemical-wash/) . You can see every price on our full price list [/pricing/ →](/pricing/) . ### Areas we cover - Bangsar Baru - Bangsar Park - Bukit Bandaraya - Bangsar South - Lucky Garden - Kerinchi Postcodes we cover: 59000, 59100, 59200 Local authority: Dewan Bandaraya Kuala Lumpur (DBKL) Diagnose Your Aircon Issue ## Aircon Problems in Bangsar Homes and Cafés The local problem we see most ### Grease-choked cassettes in Bangsar Baru's shophouse cafés The café gets warmer every afternoon, a cassette drips onto the tables, and staff notice a sour smell near the vents. **Why it happens here:** Bangsar Baru was built in 1974 as 1,125 houses with a business strip around it. Those shophouses now hold cafés and clinics whose cassettes run all day in cooking grease and humid air. **How we fix it:** An after-hours aircon chemical wash degreases the coil and flushes the drain before you open, so service is never interrupted. ### Blowing Warm Air Usually a choked coil, low gas from a leak, or a failed capacitor. We test pressure and amp draw so you only pay for the real fix. Why your aircon is not cold → [/guide/why-is-my-aircon-not-cold/ →](/guide/why-is-my-aircon-not-cold/) ### Water Leaking Inside Slimy "aircon jelly" blocks the drain pan and pipe until water runs down your wall. A flush or chemical wash clears it. Fix a leaking aircon → [/guide/aircon-leaking-water-inside/ →](/guide/aircon-leaking-water-inside/) ### Musty or Mouldy Smell Mould grows on the damp coil and blower wheel. Air freshener hides it. A chemical wash removes it. Why your aircon smells → [/guide/why-does-my-aircon-smell-bad/ →](/guide/why-does-my-aircon-smell-bad/) ### High Electricity Bill A dirty unit runs longer to reach the set temperature, and your TNB bill shows it. A proper clean restores efficiency. We would rather show one honest review than invent ten. > "I searched aircond service kuala lumpur and found Aircond Expert. Chose them because the pricing was clear upfront. The team arrived, checked gas pressure, cleaned the indoor unit, and explained what they were doing without talking down. Not the cheapest, but the work felt proper." Daytime traffic around **Mid Valley City** and Lucky Garden can be heavy, so we space out jobs to keep to the window we give you. For shops, cafés and clinics around **Telawi**, we usually work after closing time or early in the morning before opening. We run 24/7, including public holidays, so a late-evening slot for a cassette chemical wash [/aircon-chemical-wash/ →](/aircon-chemical-wash/) is normal for us. Residential bookings follow our standard 24-hour response guarantee. ### Landmarks and routes we use - Bangsar Village - Bangsar Shopping Centre - Mid Valley Megamall - Telawi shophouses Minutes from our KL base via Jalan Bangsar and the Federal Highway, with Bangsar South reached from the Kerinchi Link. ![Outdoor aircon units on condo ledges and terrace house walls](/images/content/outdoor-aircon-units-mounted-on-malaysian-condo-le.webp) ## From Old Bungalows to Shophouse Cassettes Bangsar keeps us busy with three very different types of property. - **Older bungalows and terraces** in Bukit Bandaraya and Bangsar Baru. Some units here are well past 10 years old. We check them properly and give you straight advice on repair [/aircon-repair/ →](/aircon-repair/) or replacement. - **Condos in Bangsar South and around Lucky Garden.** Standard condo rules apply: management registration, catchment bags and ledge access. - **Shophouse ceiling cassettes** in F&B lots, clinics and offices. Grease and long run hours make cassettes in cafés foul quickly. A ceiling cassette chemical wash costs RM270 to RM650 by HP, and we can set up a regular schedule so problems don't build up. For businesses with several cassettes, we stagger the work so part of the space stays cool while we finish the rest. Bangsar Park was the first housing estate in Kuala Lumpur (1969), so some of the oldest wiring and units we see anywhere are on these streets. Yes. We work 24/7, so we can come after closing or before opening around Telawi and Bangsar Baru. Tell us how many cassettes you have and we will book enough time. How much is a ceiling cassette chemical wash? RM270 for 1.0 to 1.5 HP, RM380 for 2.0 to 2.5 HP, RM480 for 3.0 to 3.5 HP and RM650 for 4.0 to 6.0 HP, with a multi-unit discount for several cassettes at one address. My house in Bangsar Park dates from 1969. Should I repair the old units? Bangsar Park was the first housing area in Kuala Lumpur, so some homes still run very old units and wiring. A capacitor fix is usually worth it; a dead compressor on an R22 unit often is not. We quote both options. Do you cover Bangsar South and Kerinchi? Yes. We cover Bangsar Baru, Bangsar Park, Bukit Bandaraya, Bangsar South, Lucky Garden and Kerinchi, across postcodes 59000, 59100 and 59200. Can you set a regular maintenance schedule for my clinic? Yes. Clinics and F&B lots near Bangsar Village often book fixed visits. We suggest an interval from your daily run hours, usually every 2 to 3 months for cassettes that run all day. Will you protect the floor in my shop? Yes. We lay drop sheets, hang catchment bags for chemical washes and clean up well before opening time. How fast can a technician reach Bangsar? Within 24 hours guaranteed, and often sooner, because we are minutes away via Jalan Bangsar and the Federal Highway. ### Still have a question?
